Based on data compiled by Credible, mortgage rates for home purchases have risen for three key terms and fallen for another since Friday.

- 15-year fixed mortgage rates: 5.875%, up from 5.750%, +0.125
- 10-year fixed mortgage rates: 5.625%, down from 5.875%, -0.250

What this means: The week has started off with longer terms returning to rates from the beginning of this month, while shorter terms have hit similar rates to those from a week ago. Today, mortgage rates have dropped for 10-year terms, falling by a quarter of a percentage point to today’s lowest rate of 5.625%. Meanwhile, rates for 15-year and 30-year terms have edged up to 5.875% and 6.49%, respectively. Additionally, rates for 20-year terms have jumped by a quarter of a percentage point to 6.375%. Borrowers interested in saving the most on interest should consider 10-year terms at 5.625%. Homebuyers who would rather have a smaller monthly payment should instead consider 20-year terms, as their rates are lower than those of 30-year terms.

What this means: Since the beginning of June, longer terms have remained above 6%, while shorter terms have largely remained below. Today, mortgage refinance rates have held steady for 30-year terms, remaining at 6.49%. Meanwhile, rates for 10-year terms have edged down to today’s lowest rate, 5.625%. Conversely, rates for 15-year terms have edged up to 5.75%. Additionally, rates for 20-year terms have jumped by a quarter of a percentage point to 6.375%. Homeowners looking to maximize their interest savings should consider 10-year terms at 5.625%. Borrowers who would rather have a lower monthly payment should instead consider 20-year terms over 30-year terms, as 20-year terms are the lower rate of the two longer terms.
How mortgage rates have changed over time
Today’s mortgage interest rates are well below the highest annual average rate recorded by Freddie Mac — 16.63% in 1981. A year before the COVID-19 pandemic upended economies across the world, the average interest rate for a 30-year fixed-rate mortgage for 2019 was 3.94%. The average rate for 2021 was 2.96%, the lowest annual average in 30 years.
The historic drop in interest rates means homeowners who have mortgages from 2019 and older could potentially realize significant interest savings by refinancing with one of today’s lower interest rates.
